Kingā€™s House is a superb historic residence originally built around the 1740s. The property is a beautiful surprise, waiting behind an unassuming doorway, situated in a row of properties close to the historic castle, gaol and courthouse in the historic town of Beaumaris.

This fine house has undergone an extensive refurbishment programme to restore original features which has resulted in an overall mood of stylish relaxation. There is a range of elegant antique furniture, combined with the modern comfort of big squashy sofas, good comfortable beds and a well equipped kitchen. The quality of accommodation is superb and offers real luxury. The property is deceptively large having six well proportioned bedrooms and generous reception space. The owner has presented this house so well that you will want for nothing, so just sit back and relax.

Ground Floor

Kitchen/ dining area
The light, bright kitchen is well appointed and is well equipped for cooking for large numbers with a Kenwood gas range cooker with a five-burner gas hob, two conventional ovens and integrated grills. In addition, there is a microwave, dishwasher, fridge, freezer, four-slice toaster, plenty of sensible sized saucepans and serving dishes.

The dining area within the kitchen contains a large dining table and twelve black leather chairs. Patio doors lead out to an enclosed courtyard and illuminate the whole area. There is an elegant nineteenth century sideboard with a large mirror which also reflects light from the courtyard.

Utility Room
The separate utility room houses a Belfast sink, washing machine/dryer, and a large American style fridge freezer. There is plenty of storage space and a storage cupboard.

Sitting area/snug
Off the kitchen is a cosy room with attractive painted floorboards and large patio doors that open on to the outside courtyard. There is comfy sofa which makes it perfect for a relaxing morning coffee. Stairs lead to bedroom 1, with its own private bathroom on the first floor.

Lounge
This is spacious and comfortable room has beams and a chandelier in the ceiling, an attractive fire surround and a choice of sofas (a 3-seater sofa and a 4-seater sofa) and an armchair. There is a 28in Flatscreen TV and DVD player, CD player and radio with games in the drawer under the TV.

Small Lounge
The small lounge adjoins the large lounge and is a great place to relax with its two seater sofa and armchair.

First Floor

Bedroom 1
The first bedroom is located at the rear of the property, accessed via the stairs in the sitting area/snug. The bedroom has a double bed, 22in Flatscreen television with ā€˜built-inā€™ Freeview and DVD player. There is a walk-in wardrobe.

Bathroom to bedroom 1
Next door to bedroom 1 you have your own private bathroom with shower over bath, toilet and hand basin.

Bedroom 2
On the first floor, first right, there is a double bedroom with 15in Flatscreen television and ā€˜built-inā€™ DVD player and Freeview. There are two bedside cabinets and a set of chest of drawers for clothes storage.

En-suite to bedroom 2
The en-suite to bedroom 2 has a walk-in shower with a small step, toilet and hand basin.

Bedroom 3
This attractive and spacious room benefits from a beamed ceiling and an imposing fireplace. It contains a double bed with ample storage space provided in the wardrobe, chest of drawers and an ottoman. There is a collection of books on the shelf.

Bedroom 4
This twin bedroom on the first floor with its beamed ceiling has a double wardrobe and bedside tables.

First Floor Bathroom
The first floor bathroom has a bath, a separate walk-in shower and hand basin.

First Floor Toilet
There is a separate toilet and hand basin on the first floor.

Second Floor

Bedroom 5
This spacious bedroom with a classically styled double bed has dark roof beams, an attractive fireplace, a chaise longue, a double wardrobe and an elegant chest of drawers. There is a 22in TV with DVD and Freeview. Access to a bathroom and a twin bedroom can be gained from this bedroom.

Bedroom 6
This twin bedroom (to which access is gained from Bedroom 5) contains two single beds, an antique chest of drawers and attractive roof beams.

Second Floor Bathroom
The second floor shower room (to which access is gained from Bedroom 5) has a large shower cabinet with a small step. There is a toilet and hand basin.

Entertainment
The lounge has a 28in Flatscreen TV with built in Freeview and a DVD player, CD player, radio and games are kept in the drawer under the TV. Bedroom 1 has a 22in Flatscreen TV with built in Freeview and DVD player. Bedroom 2 has a 22inch flatsceen television and ā€˜built-inā€™ DVD player and Freeview. There is a 22in Flatscreen TV with built in DVD player and Freeview. The wireless internet box is kept on the windowsill on the 2nd floor balcony.

Outside

Rear
Access to the private courtyard at the rear of the property is gained through the patio doors in the kitchen and snug, which is a lovely suntrap. Here you will find a sitting area and a charcoal BBQ.

There is on street parking directly outside, plus a number of nearby streets.

BeaumarisĀ is a captivating seaside town, with its mix of medieval, Georgian, Victorian and Edwardian architecture. A ā€˜mustā€™ is to take a walk through the town, starting with a stroll along the seafront, taking in the pier and the views over the Menai Strait and Snowdonia then continuing through the charming streets with their picturesque cottages, many painted in soft pastel colours.

Red Boat Ice Cream ParlourĀ is situated in the heart of Beaumaris and brings theĀ finest ice creams and sorbets to the beautiful resort town of Beaumaris on the Isle of Anglesey.Ā This ice cream has to be the best in Wales (and Iā€™ve sampled most of them!). Great selection of flavours, helpful friendly staff, and even outdoor seating. A real treat.

Beaumaris Castle.Ā A World Heritage Site, Beaumaris Castle has a perfect concentric design, is surrounded by a water moat, and has stunning views over the Menai straits and Snowdonia mountain range. AĀ great castle, albeit one that was never finished. The walls are very impressive and surrounded by a moat. It is worth taking the stairs up to the walls and walking around the views are outstanding.

Beaumaris Gaol and Courthouse.Ā Ā Recommend buying the joint ticket to see both. Both buildings are pretty much as they were hundreds of years ago. Great insight into law and order and how it worked and failed back then. Including Beaumarisā€™s links to pirates.

Beaumaris PierĀ is located on the banks of the Menai Strait in the town of Beaumaris, Anglesey, North Wales. Beaumaris Pier is popular with anglers, holiday makers and children simply having good old fashioned fun catching crabs from the clear waters of the strait

Puffin Island CruisesĀ ā€“Ā Puffin Island is an uninhabited island off the eastern tip of Anglesey. Itā€™s a bird sanctuary and nesting site for many species of breeding seabirds, thereā€™s also a resident colony of Atlantic Grey Seals.Ā  A 90 minute leisurely cruise takes in the wonderful scenery and landmarks.

Penmon PrioryĀ ā€“Ā Remains of the priory dating from the thirteenth century, when the house became part of the Augustinian order. The origins of the site are traditionally associated with St Seiriol in the sixth century.

Penmon LighthouseĀ ā€“Ā Trwyn Du LighthouseĀ is aĀ lighthouseĀ between Black Point nearĀ PenmonĀ and Ynys Seriol, orĀ Puffin Island, at the eastern extremity ofĀ Anglesey, marking the passage between the two islands.

Lleiniog BeachĀ ā€“Ā Lleiniog Beach is mostly sand and shingle, and located at the top north-eastern corner of Anglesey, about 2Ā½ miles north of Beaumaris.

  • The house is huge and really well suited to our extended family of 6 adults and three children (aged 15, 5 and 2) plus two dogs. The kitchen is extremely well stocked with utensils etc. Instructions on how to use the washing machine would have been helpful as would a comprehensive ā€˜guide to the houseā€™. The hot tub was a hit and well used. The outside area is small and a couple of more comfortable chairs or loungers would have been welcome but we spent most of our time out and about so not a big issue. We got used to having find space for our cars (4 between us) and could always find a free parking space not too far away. We thoroughly enjoyed our stay and will definitely return!

  • Lovely house very spacious, had a warm welcoming feeling. Great location within the town, which is a lovely town with friendly people. Hot tub was lovely. Another key would have been helpfull.

  • We were a party of 12 adults and 3 dogs and the house was perfect for us. All rooms were a great size and we had everything we needed for a great stay There was no parking directly outside the house (you could only park there for an hour), but there was plenty of parking elsewhere in the town a few mins walk away.

  • This was our second visit to Kings House with our grown up children and grandchildren so we clearly like the property. The big rooms allow everyone to have their own space while coming together in the large kitchen, lounge and the hot tub! It is ideally situated in Beaumaris just a minute from the shops, pubs and the pier where we caught a multitude of crabs. Highly recommended.

  • This house offers huge space: plenty of bedrooms, a big comfortable lounge with plenty of seating, and a huge kitchen table that seats 12. We were a big family party and were delighted with the space and comfort that King’s House offered. It’s brilliantly situated in the heart of Beaumaris within easy reach if everything the town has to offer. A particular feature of the house is the Jacuzzi which was well-used by us all.

    We are planning to return again next year- the children can’t wait.

  • Well what can I say you will be amazed by this house once you arrive you a greeted by a tiny door you will be not be disappointed once you open it amazing house massive and so many rooms . In total there was 9 of us staying never once did we feel over crowded . We came prepared with toilet rolls dishcloth dishwasher tablets fairy liquid but I must add these where all included even ice in the freezer for us also. House was spotless all rooms with clean bedding none of us where disappointed at all. The kitchen is the main feature this is where we spent most of our time and the gorgeous little court yard and hot tub which never disappointed either. Overall I would highly recommend this house for family’s or a girls weekend away there is enough space and rooms you will not be disappointed . Thankyou so much for our break we will definitely be back the posh wosh girls !!!!

  • This was our 3rd stay in the Kings House and enjoyed it very much. The location is superb, steps away from the pubs and restaurants. The house is very well equipped for a large party with plenty of bedrooms and bathrooms and enough room to take yourself away to read quietly. The hot tub was well used and is a welcome addition.

  • Perfect for our weekend celebration for a 50th birthday. The house is roomy and well presented and our 2 dogs loved it! The kitchen/dining room was particularly impressive. Warm and welcoming. Perfect location, with some lovely craft shops nearby and of course a very short walk to the seafront. Parking is a little difficult, but this was clearly stated on the website. Would definitely recommend.

  • Although the house looks tiny from the outside, inside its like Tardis. Three floors, lots of bathrooms and a large kitchen meant our family had lots of space. All the bedrooms are large and comfortable. The hot tub was greatly enjoyed. The location was perfect as there was lots to do and places to eat in Beaumaris. Our 2 dogs were fine in the kitchen and courtyard.

  • The house was very clean and well equipped. We ( a group of 5 couples) have stayed in many properties over the last 20 years and this has to be one of the best. The location was superb, a short walk to the shops, bars & restaurants of Beaumaris and even better the most wonderful views of the Menai Straits and Snowdonia just at the end of the road. We were blessed with good weather which did help!! The house was huge and very quirky, we all loved it. Parking is always going to be a problem in a small seaside town which at Easter was very busy, but Coastal Holidays did their best to make things as easy as possible and we took advantage of being able to park on the Green with just a short walk to the house for only Ā£12 for the whole week. A couple of problems with the radiators and the fire alarm were quickly dealt with by the owner. It wasn’t an issue for us ,as there were only 10 of us, but if we had had another couple with us there would have been a problem because it was not made clear on the website that 1 Twin room was only accessible through the double room at the top of the house which would have been fine as a family room but not acceptable for couples.

  • The house was deceptively large and quite ‘quirky’ . It suited our family perfectly as it offered us communal space as well as privacy so we didn’t get on each other’s nerves!
    The location is excellent. The house is in the centre of Beaumaris which has good shops, great pubs/restaurants and lovely little shops. Our grandchildren loves crabbing on the pier where strangers were very friendly and offered us tips on this popular activity.
    Would highly recommend for a get together.
